Current Business:

President:  Dan Orr called the meeting to order and Jerry Mefford started with roll call of board members.  Dan mentioned a few notes for residents to remember as Summer approaches:

Wooded areas.  Kids like to build forts and dig holes in the woods.  Kids could come home with poison ivy, ticks, etc.  Parents be mindful of this.  We don’t spray the woods. 

Construction to the North by the Habitat for Humanity crew.  We still are trying to see if the water usage is metered so we do not get billed for it.  Residents pay close attention to air filters since construction underway and at times there is lots of dust blowing around.

Be considerate about parking on the street in the interior of the neighborhood, especially for emergency vehicles getting by.  Only a few weeks of school left.  Please try and drive more cautiously in the neighborhood. 

Vice President:  There is a rental company that is trying to play us against residents by telling them they need to fix things before moving or the HOA will present them with a fine.  As an example, one resident has no flowers in their flower beds and the company told them a violation would be given by the HOA.  This is obviously false information and Montana checked it out and all was fine. 

Treasurer:  Dan went through financials.  The approximate amounts in each were as follows:

Checking – $143,218.88  

Savings – $101,244.10

Expenses:

Easter event about $330.00

HOA expenses about $3,100 

Landscape – $11,825.00 

Pool expenses – $8,700 for pump and year’s chemical spend 

Utilities, Gas, Water, Electric – $2,365.00 for the quarter 

HOA dues currently outstanding – $36,917.00    

Secretary: 

Nothing to report

Pool:  Dan reports that we reached out to the pool engineer who did an assessment.  The new pump has not been tested yet.  The engineer determined that we also had a flow issue.  The piping was too small so we are expanding the size from a 2” pipe to a 3” pipe.  All of the sizes of piping should be matching the input and discharge.  The newer pump should run more efficiently with the updated and upgraded piping.  There was also an electrical upgrade made as the pump was regularly tripping a breaker.  The pool should be good to go with May 13 date for opening. 

Dan asked that residents abide by the rules for the pool such as no eating in the pool, keep debris like straws, band aids and miscellaneous trash out of the pool as it is getting stuck in the filters and forcing the pump to run harder. 

The pool is closed on Mondays for cleaning and shocking the pool.  The other pump for the kiddie pool can get damaged as well by trash so we need to be watchful about this.

Also, a new canopy by the kiddie pool has been torn and we are in the process of getting a new one to replace it.

Regarding the nearby playground and basketball court, kids continue to want to hang on to the goal and put trampolines underneath it.  Please do not allow your kids to drag trampolines over to the playground.  We don’t want kids getting hurt. 

Additionally, when we have events such as “movie nights” we have various trash and popcorn that gets everywhere.  Residents lets please clean up after ourselves. 

The weeds on the playground will be taken care of as well very soon.

In order to help facilitate less trash getting into the pool, resident Will commented that maybe we could get some textile material as a windbreak around the fence.  Dan suggested that while Britt is on the phone to Marshall Fence, she can see if they have a windscreen to keep leaves out.

Cabana:  Linda stated that there were three new residents and seven cabana reservations since last meeting.  We have reached out to these residents with welcome packets. 

Landscape:  The Landscape contract appears to be going well.  The front entrances were redone last month and they are coming back out this week to do mulching.  Mowing has started in the common areas.  Please let Britt know if anything needs attention.  The park area is being sprayed for ticks.  There has been no quote done at this time on the next phase of the new fence by Marshall Fence but Britt will call to get one. 

Taber has deeded over the last section of StoneRidge HOA.  Britt asked about trees around pond area needing trimming.  Dan will read up on the restrictions from Corps of Engineers and will pass on to Britt to have the trees trimmed accordingly.

There is no signage for rules posted around the park and basketball court.  It is likely now that park and basketball goal rules need to be posted regarding no to misuse and break equipment, etc. 

Social:  Misty reported that the next big event is pool opening day which is May 13th.  More details about this will be posting soon on the Facebook site.  There will be food such as, hot dogs, chips, water, and maybe a moon bouncer, etc.  After the pool opening we’ll have movie nights once a month.  If anyone wants to help out with these please let Janelle know.

Violations:  Ashley reported that there have been no violations since the last meeting.  Residents are asked to send an email if they see one.

There was a question about pets being on leashes. Dan stated that any pet outside of its “fenced” yard should be on a leash and others chimed in that Oklahoma and Canadian Counties have leash laws requiring this as well.  Jerry stated that they have an invisible fence for their yard; so sometimes there may be no “visible” fence. 

Heather asked about her fence regarding the fact that it is starting to buckle.  She asked if she was within the next section to be replaced.  She asked about the long-term goal for fencing around the HOA.  Dan said that the perimeter fence will be wood.   All of the current fencing that has the faux rock material will eventually be the wood fencing.
